FOR PROPERTY OWNERS

What to prepare before asking us to find a tenant

A practical owner checklist for availability, listing details and a clear placement-fee agreement.

Make your availability specific

Start with the first date your home will be ready, the shortest stay you will consider and any dates you need it back. Include existing bookings and upcoming work that could affect move-in.

If the property is occupied, give the expected ready date rather than describing it as available now. We will confirm the timing before recommending it to a renter.

Prepare an accurate property brief

Send current information about the home so we can compare it with real tenant requests. Clear information is more useful than broad claims such as “perfect for everyone.”

  • Property address, bedrooms, bathrooms and sleeping arrangements
  • Current photos and what furnishings are included
  • Monthly rent, utilities and other proposed charges
  • Parking, laundry, internet and workspace details
  • Pet policy and any access or layout limitations

Separate finding a tenant from ongoing management

Discuss which services you need: marketing, matching inquiries, arranging access, coordinating next steps or ongoing management. These responsibilities should be clear in the agreement rather than assumed from a placement request.

Confirm who will answer maintenance requests, receive payments, handle the lease and communicate with the tenant after move-in. A request through this website does not create a management relationship.

Agree on the placement fee before the work proceeds

Ask for the fee amount or calculation, what work it covers, when it is earned and when payment is due. Also discuss what happens if the tenant does not proceed, changes the dates or requests an extension. The written agreement for your property controls.

Sharing property details here starts a conversation. It does not accept a fee, authorize a lease, guarantee a tenant or set a move-in date. Those steps require separate decisions and agreements.

Be ready to review a specific match

Once there is a possible fit, compare the renter’s actual dates, budget and requirements with your property. Resolve open questions before making promises about availability or terms.

We welcome owner inquiries across the Triangle. Tell us about your home using the property-owner form, and Asiegbu Ujah will discuss the next steps with you.
